Knowing what should be included in a professional gutter clean makes the difference between a complete job and one that leaves half the problem behind. In Sydney’s gutter cleaning market, there’s a significant variation in what operators include in their base price, and it’s not always clear until after the job is done.
Here’s exactly what a proper gutter cleaning service in Sydney should cover, and what should never appear as a surprise extra.
What Should Be Included in Every Professional Gutter Clean?
These items should be part of the base quoted price with no exceptions:
Full Channel Clearing on All Gutters
Every section of guttering on the property should be cleared, not just the obvious blockage points. This includes valley gutters where two roof slopes meet (these are often the worst-blocked and first to be skipped), corner sections, and any secondary or lower gutters on multi-level homes.
If a quote says “we’ll clear the visible blockages” rather than “we’ll clear all gutters on the property,” that’s a red flag. You’re paying for all the gutters. All of them should be cleared.
Downpipe Flush at Every Outlet
Every downpipe on the property should be flushed with water to confirm clear flow from the gutter connection down to the ground outlet. This is not optional. A clear gutter channel that drains into a blocked downpipe is no improvement at all.
The flush doesn’t need to be high-pressure for a standard service call. A garden hose at reasonable pressure is sufficient to confirm the pipe is clear and flowing freely. If a blockage is found that requires jet clearing or snaking, that’s a legitimate additional service with its own quote. But the basic flush to confirm clear flow should be standard.
Debris Removal and Disposal
All debris removed from the gutters should leave the property with the operator. Bagged and taken away. This is a standard inclusion and has been industry practice for professional operators for years.
What is not acceptable: blowing debris off the roof into the garden, piling it on the property for the homeowner to deal with, or leaving bags for you to bin yourself. If a quote explicitly excludes debris removal or treats it as an add-on, that’s a below-par service. Find someone else.
Basic Condition Report or Observation
A professional operator who has just been on your roof and looked at your gutters from every angle should be able to tell you basic things: the general condition of the gutters, whether any sections are sagging or corroded, whether any joins are weeping, and whether the slope appears correct for drainage.
This doesn’t need to be a written report (though the better operators do provide one). It’s a verbal observation as part of the service. If the technician gets in their van and drives away without saying a word about the condition of the gutters, that’s a missed opportunity at minimum and a sign of a lower-quality service at worst.
What Are Legitimate Extras to Quote Separately?
Some items are genuinely additional work that goes beyond a standard service and should be quoted separately:
- Severe downpipe blockages requiring jet blasting or snaking: If a standard hose flush doesn’t clear the pipe, getting a blocked downpipe out may need specialist clearing equipment. This is a separate job with separate cost.
- Gutter reseal or joint repair: If cracked or leaking joins are identified during the clean, fixing them is repair work, not cleaning. Quote separately before proceeding.
- Gutter guard installation: This is an additional service, not part of a clean. Quote separately with a clear scope.
- Structural repairs to brackets or fascia: Any repair work beyond the clean is additional work. Always a separate quote.
- Double-storey premium: Some operators quote a higher rate for double-storey work due to equipment and safety requirements. This is reasonable and should be disclosed upfront at quoting stage, not as an add-on once the technician arrives.
How to Use This Information Before You Book
Before confirming any gutter cleaning booking, ask two direct questions:
- “Does your quote include clearing all downpipes on the property?”
- “What happens to the debris after the clean?”
If the answers are “yes, all downpipes are flushed” and “we take all debris with us,” you’re dealing with a professional operator. If either answer is vague, qualify further or look elsewhere.
